The attraction of this project was the nearly 100 year history of the building, situated in the town centre where we could provide the affordable homes that the area needed.
Each studio is equipped with en-suite bathroom with shower, kitchenette and lounge/diner area. There will is a communal washroom in which has washing machines and dryers for all tenants.
We used Permitted Development Rights to obtain authorisation from the Local Authority for the conversion of two floors of offices to residential. We needed planning permission to change to upgrade the windows to incorporate higher residential thermal and acoustic values. Although the building wasn’t listed or in a conservation area the Local Authority wouldn’t allow us to change the metal windows to more energy efficient uPVC and this caused us some delay. Our project management resolved the issue by sourcing a secondary glazing solution that met to Urban Phoenix and the planners satisfaction.
The building now provides much needed accommodation to students and key workers.
